Does sanitizing actually fix a moldy duct system?

Only if the dirt comes out first. A sanitizer sprayed over a dust film lands on dust, not on the duct. Source removal comes first: negative pressure on the trunk, hand-brushing the galvanized sheet metal, agitating flex interiors, pulling and washing boots and registers. Coil and blower too. The blower wheel holds more growth than most runs do.

Surface matters more than product. Bare sheet metal in older trunk-and-branch systems takes an antimicrobial well and stays clean. Fiberglass ductboard plenums and original fiberglass liner do not. Once the interior face is eroded and shedding, chemical soaks into a sponge. We will tell you to replace that section instead of fogging it.

Then find the water. Houston attics stay humid most of the year. A torn outer jacket on R-6 or R-8 flex lets that air reach the cold inner core, and the run sweats from the outside in. Drain-pan overflow stains the plenum top. Unsealed chases pull attic air and blown-in insulation into returns. Sanitizing without sealing those buys a few months, not a fix.

Scented foggers mask odor. Roach debris, rodent nesting, and post-flood silt in floor returns have to be physically removed.
