FreshHome Air Duct Clean Houston, TX

About Us

Every job we take is within a short drive of Houston. Staying local is deliberate: it is how we hold arrival windows and how we get back quickly when something needs a second look.

Houston housing runs from 1950s and 60s ranch homes in Oak Forest and Meyerland to 1980s two-stories in Clear Lake and Kingwood to slab-on-grade new builds west of the Grand Parkway. That spread matters for duct work. Older homes often have wall cavities used as return chases, slab-penetrating return runs, and ductwork patched by three different contractors over forty years. Newer construction usually has flex duct in a vented attic with a fiberglass plenum. We work on Carrier, Trane, Lennox, Goodman, Rheem and American Standard systems, and on the duct side the brand matters less than how the runs were installed and how many times they have been opened up since.

Gulf Coast humidity is the controlling factor. Attic air sits 120-140°F in summer while supply air runs 55°F, so any gap in duct insulation or vapor barrier produces condensation, wet insulation, and microbial growth on interior duct surfaces. Systems run nearly continuously March through October, pulling return air through leaky attic-mounted plenums and drawing in attic dust, fiberglass fragments and insulation particulate. Oak, pine, ragweed and Gulf Coast grass pollen cycle almost year-round; spring oak pollen is heavy enough to visibly film registers. Flood history (Allison, Harvey, repeated bayou overbank events) means a large share of homes have had standing water, and ground-level return boots, wall cavities used as return chases, and lower duct runs retained moisture. Clay soil shifting cracks slab-penetrating returns. Those are the calls we get most: musty smell when the system kicks on, dust settling back on furniture a day after cleaning, and uneven rooms in a house that flooded.

On site, the crew runs a truck-mounted vacuum, connects it at the plenum, seals every register with film so the whole system pulls negative, then works each run with rotating brushes and compressed air to move debris toward the collection point. We photograph interior duct surfaces before and after so you can see what actually came out. If your ducts are clean, we say so and charge you for the inspection instead of a full cleaning. The realistic interval here is 3-5 years, shorter in flood-affected or pet and smoker households. Sometimes the better fix is duct sealing at the plenum and boots, coil cleaning when the blower side is the real source of the smell, or a disciplined air filter replacement schedule. What moves the cost on a duct cleaning in this market is the number of supply runs, whether the air handler sits in a tight attic or a hall closet, whether returns are in wall cavities that have to be accessed and treated, and whether we find wet insulation or post-flood contamination that needs more than brushing.

How we decide whether cleaning is even the right call

Should this duct be cleaned, repaired, or pulled out? That is the first question we answer. Cleaning a duct that has failed is wasted money. So we look before we quote.

Flex duct gets judged by its jacket. If the vapor barrier is torn or the insulation is damp, cleaning it accomplishes nothing. Gulf Coast humidity is the controlling factor here. Attic air sits 120-140°F in summer while supply air runs 55°F. Any gap condenses. Wet fiberglass stays wet, and microbial growth follows on interior surfaces.

Flood history changes the answer fast. Allison, Harvey, and repeated bayou overbank events left standing water in a large share of Houston homes. Ground-level return boots held it. So did wall cavities used as return chases, and lower duct runs. Porous material that sat in floodwater gets replaced, not cleaned. We say so plainly.

Rigid trunk lines and sheet metal boots are different. Those usually clean well. Attic dust, fiberglass fragments, and spring oak pollen come out. Systems run nearly continuously March through October, so that load rebuilds. Slab-penetrating returns cracked by shifting clay soil are a repair conversation, not a cleaning one.

If cleaning will not hold, we tell you to skip it.
