Air Duct Cleaning in Houston, TX

Why Houston ductwork loads up faster than it should
The cause is usually humidity plus a return that leaks. Houston air holds moisture most of the year. A return plenum pulling from a hot attic drags damp, dusty air across cold coil surfaces. Dust sticks. It does not shake loose. Add urban traffic soot and refinery plume days on easterly wind. Spring oak pollen piles on too. Filters load fast. People change them and still smell dust.
The housing stock splits three ways inside the city limits. 1920s-40s pier-and-beam bungalows in the Heights and Montrose have retrofit ducts crammed into low attics, sometimes with crawlspace returns. Those crawl returns pull soil air. The 1950s-70s slab ranches across Oak Forest, Sharpstown and Meyerland still run original sheet metal trunks with fiberglass liner. Liner that has gone soft cannot be brushed clean. It sheds. Dense 2000s-present townhome infill inside the Loop uses compact flex in tight attic chases, often kinked at the boot.
Bayou-adjacent streets are their own problem. Meyerland and Brays Bayou carry repeat flood history. We find silt in low returns and ductwork replaced after the water but never cleaned above it.
Check your own boots before calling. Gray fuzz on the grille means it is moving through, not sitting still.
Frequently Asked Questions
My house took water in a past storm and the ductwork was replaced afterward — does it still need cleaning?
Usually yes. This is one of the most common things we find in Meyerland and other Brays Bayou-adjacent streets. New duct gets installed during a rushed rebuild, but the low returns, boots, and the return chase itself often keep a layer of fine bayou silt that was never pulled out. That silt is heavy, it sits low, and it doesn't blow out on its own. We check the return side first on any home with flood history, because that's where it settles.
How does the work actually happen in a 1930s Heights bungalow with ducts shoved into a low attic?
Carefully and slowly. Those retrofit systems were added long after the house was built, so the trunk runs sit in maybe two or three feet of headroom and the fittings are often hand-made. We work from the registers and the air handler rather than crawling the length of the attic, and we don't force a rotating brush through old sheet metal joints held together with tape and hope. Some of these homes also have returns that pull from a crawlspace or a floor grille, which changes the approach again. Expect us to look at the system before quoting an approach, not after.
What makes one Houston quote higher than another?
Mostly the system itself, not the square footage. A 1960s slab ranch in Oak Forest or Sharpstown with original sheet metal trunks and fiberglass liner takes longer than a 2010s townhome with a compact flex run, because liner has to be handled without shredding it and older trunks have more branch takeoffs. Homes with two systems (common in the taller Inner Loop townhomes where one unit serves the upper floors) are priced as two jobs, because they are. Flood-silted returns and crawlspace returns also add time. Accessibility in those low Heights and Montrose attics is a real factor too.
How fast can you get someone out here?
Within Houston city limits we're typically scheduling within a few days, and we do hold same-day slots that get claimed early, usually by people who just noticed something wrong rather than people planning ahead. Traffic shapes our day more than distance does: an Inner Loop townhome and a Meyerland slab ranch might be eight miles apart and an hour apart depending on the time. If you need a specific window, morning calls are easier to pin down than afternoon ones.
